Probate.Auction is the UK's first auction house dedicated solely to selling probate property. Probate sales are often slow, uncertain, and difficult to navigate. Estates can be left waiting while executors and professional advisers carry the responsibility of making the right decision and being able to demonstrate that they have acted fairly and in the best interests of the estate. Our specialist auction service provides a clear route forward. By selling probate property at auction, estates benefit from defined timelines, open and transparent bidding, and the reassurance that every sale is clearly for the benefit of the estate. By focusing exclusively on probate property, we have created a dedicated marketplace that attracts buyers and investors actively looking for this type of stock, including property that has not previously been on the open market. This helps create stronger demand and greater clarity for both sellers and buyers. Probate.Auction was co-founded by auctioneer Russell Taylor of Taylor James Auctions, formerly a director at Savills Auctions, alongside Nick Kalms and Ben Radstone of YouSpotProperty, the UK's leading Empty Homes Experts. Between them, Russell brings over 20 years of auction experience, and Nick and Ben more than 40 years combined identifying, unlocking, and buying probate property nationwide. In association with the Institute of Legacy Management, we also run the Legacy Property Clinic, a free advisory service for charities and legacy teams managing probate property that isn't moving. Every file receives an independent recommendation, auction, open market, repricing, or no action, along with a donation to the charity involved. Following the launch of Probate.Auction in early 2024, client demand led to the creation of Resi.Auction, our sister auction house for non-probate residential property, extending the same professional, transparent, client-focused approach to a wider range of residential disposals.
